Silicon Valley Real Estate Trends 4th Qtr 2018
House sales prices vs. list prices have dipped in the 4th quarter of 2018 slightly more than typical but 4th quarter of 2017 had especially strong buyer demand because of expected interest rate increases, making the real estate market feel like it is slowing down.
San Mateo County house prices are very slightly below the 4th quarter trends of previous years.
Not all 4th quarter 2018 sales have closed escrow so the final plot for 2018 may change a little. Of interest is that so far 4th quarter days on market is a little lower than previous years with the exception of 2017.
Santa Clara County real estate trends are quite similar to San Mateo County. The most pronounced difference is that Santa Clara County had stronger buyer demand in the 1st quarter of 2018.
